One of the most common ways that people get started is by wholesaling real estate. You don't buy the property, but you do find a good deal. And in return, you get paid... a LOT. Actually, it depends on how much you charge for the deal. You don't have to actually close on the property, which means you don't have to have any credit, any income history, or even a down payment. All the typical things you would need to buy a home are not needed because you're not buying a home. All you're doing is finding a motivated seller, getting the property under contract at a great price, and then finding a cash buyer to purchase the property. And for this service, you charge an assignment fee, which could be a LOT. Maybe $5000, maybe $50,000. It depends on the deal and your negotiation skills. In this video I outline the steps to take. It assumes you don't have a budget for this business, so we are keeping it lean. Start off by driving for dollars. That's a great way! Bring paper, a pen, a camera (or your phone) and drive around. Look for distressed properties. Tall grass, boarded up houses, whatever looks off with the property. You should drive at least once per week for at least two hours. By the time you come home, you should have between two and three pages of addresses of homes that look like they might be owned by motivated sellers. Drive every week. When you get home, you need to research who are the owners. You don't want to necessarily mail a postcard to the homes themselves. You want to find the owner and their mailing address and then mail a postcard. Nothing special. Just a postcard with a 35 cent stamp. The message is short and sweet. I want to buy your house. Add more than that, but that's the jist of it and tell them to call or text you. Easy! Next step will be to reverse lookup these people. You want to get their phone number. But before you call, make sure you scrub your list for the do not call registry. The problem with calling someone who's on "the list" is a $10,000 fine! PER PHONE CALL! So don't call those people.
