New Zealand housing market 'severely' unaffordable
The country’s housing crisis – which has seen the homeless population grow, and the waiting list for a state house reach record highs – has spread to the provinces, the Act party’s leader, David Seymour, said.
“The effect of this is that even well-paid, professional Kiwis are unable to buy homes in the cities where they work,” he said. “This is a serious threat to productivity, the main driver of our living standards.

Vancouver is a major city in western Canada, located in the Lower Mainland region of British Columbia. As the most populous city in the province, the 2021 census recorded 662,248 people in the city, up from 631,486 in 2016. The Greater Vancouver area had a population of 2,642,825 in 2021, making it the third-largest metropolitan area in Canada. Vancouver has the highest population density in Canada, with over 5,400 people per square kilometre. Vancouver is one of the most ethnically and linguistically diverse cities in Canada: 72 percent of its residents are not native English speakers, 88.9 percent are native speakers of neither English nor French, and 80.6 percent of residents belong to visible minority groups.
Vancouver is one of the most livable cities in Canada and in the world. In terms of housing affordability, Vancouver is also one of the most expensive cities in Canada and in the world.[15] Vancouver plans to become the greenest city in the world. Vancouverism is the city's urban planning design philosophy.
Indigenous settlement of Vancouver began more than 10,000 years ago, and the city is on the traditional and unceded territories of the Squamish, Musqueam, and Tsleil-Waututh (Burrard) peoples. The beginnings of the modern city, which was originally named Gastown, grew around the site of a makeshift tavern on the western edges of Hastings Mill that was built on July 1, 1867, and owned by proprietor Gassy Jack. The original site is marked by the Gastown steam clock. Gastown then formally registered as a townsite dubbed Granville, Burrard Inlet. The city was renamed "Vancouver" in 1886, through a deal with the Canadian Pacific Railway (CPR). The Canadian Pacific transcontinental railway was extended to the city by 1887. The city's large natural seaport on the Pacific Ocean became a vital link in the trade between Asia-Pacific, East Asia, Europe, and Eastern Canada.
Vancouver has hosted many international conferences and events, including the 1954 Commonwealth Games, UN Habitat I, Expo 86, APEC Canada 1997, the World Police and Fire Games in 1989 and 2009; several matches of 2015 FIFA Women's World Cup including the finals at BC Place in Downtown Vancouver,[18] and the 2010 Winter Olympics and Paralympics which were held in Vancouver and Whistler, a resort community 125 km (78 mi) north of the city. In 1969, Greenpeace was founded in Vancouver. The city became the permanent home to TED conferences in 2014.
As of 2016, Port Metro Vancouver is the fourth-largest port by tonnage in the Americas, the busiest and largest in Canada, and the most diversified port in North America. While Money Laundering remains its largest industry, Vancouver is well known as an urban centre surrounded by nature, making tourism its second-largest industry. Major film production studios in Vancouver and nearby Burnaby have turned Greater Vancouver and nearby areas into one of the largest film production centres in North America, earning it the nickname "Hollywood North"
RBC’s “Worst Case” For Canadian Real Estate Is A Price Drop Of Nearly 30%
Canada’s largest bank is prepared for price drops most would find unthinkable. Royal Bank of Canada (RBC) filings show possible risk scenario forecasts. Over the next year, the base forecast shows virtually flat growth. In a best case scenario, growth would hit levels similar to previous years. In a worst case, they forecast prices can make the biggest drop since the early 1980s.
Macroeconomic Scenario Assumptions
Quick intro to IFRS 9 macroeconomic assumptions for people that aren’t in finance, or aren’t secret finance nerds. IFRS 9 is a financial reporting standard used by most of the world’s banks at this time. One of these standards requires an assessment of risk, using unbiased and possible economic outcomes. Typically three macroeconomic scenarios are used: a base, best, and worst case scenario.
The base, best, and worst cases are what they sound like. The base case is the average scenario you currently expect. The best case is an ideal projection, if everything is perfect. The worst case is the most severe outcome you can realistically expect. The organization needs to be ready for each one of these scenarios.

The forecast numbers are important for each organization’s preparedness. Too optimistic, and just a few impairments can result in serious damage. Too negative, and you’ll be putting aside way too much capital, placing a drag on company growth. These aren’t just random numbers, they’re considered reasonable outcomes. That said, let’s look at their real estate scenarios.
Base Case: Canadian Real Estate Prices Are Flat
The base case isn’t as ambitious as most would guess, and it’s actually quite modest. The bank’s forecast sees prices rising 0.6% over the next 12-month, with the numbers starting in October. They expect compound annual growth of 4.5% for the following 2 to 5 years. Basically, they see the market as flat in this scenario.

Major Attack on the private Sector
Although Canadian mortgage debt continues to rise, reaching a record high of $2.08 trillion in November 2022, the pace of growth has slowed significantly. According to data from the Bank of Canada, the monthly increase in outstanding residential mortgage credit was just 0.3%, or $5.9 billion, and the annual growth rate is 7.6%, or $147.5 billion higher than last year. While the overall debt level is high, the slowing growth rate is a notable shift in the trend.
Alphabet Inc., the parent company of Google, announced plans to lay off around 6% of its global workforce, or 12,000 jobs. CEO Sundar Pichai stated that the job cuts will be felt globally and across the entire company, and that he takes responsibility for the decisions leading to this. Despite the layoffs, shares of Alphabet saw a 4.3% increase in New York on Friday. This move follows similar cutbacks by other tech companies, such as Meta Platforms, Twitter, and Amazon, as the global economy struggles and inflation rises. Despite a strong search business, Google has been impacted by a slowdown in digital advertising and lags behind competitors Amazon and Microsoft in cloud computing.
Cineworld, the parent company of Regal Cinemas, has announced plans to close 39 theaters in the United States, starting February 15th, in order to save $22 million annually. This decision comes four months after Cineworld filed for Chapter 11 bankruptcy due to the impact of the pandemic on the cinema industry and public screenings. Cineworld is currently negotiating with landlords to keep its remaining 500 theaters open. In a filing, the company stated that it hopes these negotiations will lead to lease concessions and modifications that will allow more theater sites to remain open. Cineworld had previously filed for bankruptcy in an effort to shed debt and strengthen its balance sheet in the cinema industry. Regal Cinemas is the second-largest theater chain in the United States, after AMC Theaters, which has 950 locations.
In the last three years, scrapped Conservative policies have cost taxpayers £300 million amidst Westminster turmoil. The opposition claims that the losses are a result of frequent changes in ministers and leaders, leading to wasted taxpayer funding.
